Screening Guidelines:
1. All individuals over the age of 18 MUST fill out a separate application if they will be living on the property.
2. Applications will not be considered until every applicant has filled out, e-signed, and paid for their application.
3. A credit score of at least 650 is required. With at least 3 years of positive credit history: No past due, collections or judgments. NOTE: If one applicant out of the group does not meet guidelines that typically will cause the entire group to be declined.
4. 3 years of good rental references, or homeownership, with no late payments. No evictions, no exceptions.
5. Verifiable gross monthly income of all applicants combined must be at least 3 times the monthly rent. Self-employed applicants may submit a signed previous year's filed tax return to verify income equal to 3 times the monthly rent or show an average bank balance equal to 6 times the monthly rent.
6. Two forms of Identification are required, i.e. Driver's License, Social Security Card, Passport, Military ID, Work ID, Student ID,

8. Applicants should be prepared to pay the Security Deposit payment upon approval and the First Months Rent before Move In date.
